Why Now is the Best Time to Buy Real Estate in Costa Rica
As the world grapples with ongoing political uncertainty, economic challenges, and natural disasters, many individuals—especially those from North America—are rethinking their future and looking for a place of tranquility, security, and opportunity. Costa Rica, a nation celebrated for its stability, untouched beauty, and welcoming culture, stands as a beacon of hope for those seeking a different way of life. And now, more than ever, is the ideal moment to make that dream of owning property in Costa Rica a reality.
Having observed three U.S. election cycles since starting at Osa Tropical Properties (OTP), I can confidently say that pre-election periods are prime times to secure real estate in Costa Rica. Historically, this has been a time when people tighten their belts, making strategic, sober decisions. But this year, the patterns have shifted. "After a quiet period, there's been a sudden uptick in calls, walk-ins, and people driving around looking at properties,” noted Brianne Ribson, our long-time administrator at OTP. Just yesterday, we had a couple walk into the office—they're staying in Ojochal and want to buy a house. I got them connected with an agent, and today, they viewed three homes."
It appears to us and our colleagues in the field that things have picked up earlier than usual due to what we term “the post-COVID effect." In the last 3 years, we have noticed a significant shift in buyer behavior that includes the desire for more remote work, stronger lifestyle factors contributing to where people move, and an increased focus on wellness and sustainability.
This shift, Brianne observed, is having an effect on the pre-election period faster than anticipated. It’s as if the most recent global challenges we've faced have spurred people into action, motivated by the desire for a better, safer, and more fulfilling life. Here's why Costa Rica is emerging as the go-to destination for those looking for a fresh start—and why now is the time to make a move.
Political Stability and No Military
One of Costa Rica's standout features is its long-standing political stability. The country has a history of peaceful governance and abolished its army in 1948, dedicating resources to education, healthcare, and conservation. For those weary of political unrest in their home countries, Costa Rica offers a peaceful respite. It’s a place where the focus is on improving quality of life rather than navigating the turbulent waters of political conflict.
Natural Disaster Safety
While much of the world faces increasing natural disasters, from hurricanes in the U.S. to wildfires in Europe, Costa Rica remains largely insulated from such threats. The country's geographic location shields it from hurricanes, and it has established strong environmental protections to maintain its pristine natural beauty. For those who feel threatened by the escalating climate crisis, Costa Rica offers a safe haven where nature can be enjoyed rather than feared.
Affordable Land and Construction
For those looking to invest, land in Costa Rica remains relatively affordable, especially compared to North America and Europe. Construction costs are also reasonable, making it possible to build a stunning, modern home with an excellent resale value. Brianne noted that luxury homes with impeccable views have been selling briskly, with high-end properties being snapped up. In fact, the high-end real estate market is booming, with luxury homes in sought-after areas like Dominical and Uvita commanding significant attention from buyers.
For instance, ocean view land in Mencodino County, California–which is a location similar to Costa Ballena in that the mountains meet the coast (although ours are much more green)–is selling for $395,000 for 0.36 acres, whereas here in the most popular town in the region, Uvita, you can purchase land with one of the best ocean views that includes the iconic Whale’s Tail sandbar formation for $299,000 for 0.8 acres.
However, what’s particularly exciting now is the movement in the middle-range market. Homes priced between $500,000 and $800,000, which were stagnant earlier in the year, are now seeing renewed interest. As Brianne shared, "Some of our longest-term listings are finally getting deals done." This shift signals an excellent opportunity for buyers looking for high value at more accessible price points.
Friendly, Welcoming Culture
Costa Rica is renowned for its friendly and welcoming people. Whether you're a full-time resident or an occasional visitor, the warmth of the Tico culture is palpable. While learning Spanish can enhance connections, many people get by just fine with English, especially in popular expat areas like Ojochal, Uvita, and Dominical.
As the Osa Peninsula and Costa Ballena regions continue to grow, these once-small communities now offer a blend of modern conveniences and authentic charm. High-end restaurants, pharmacies, services, and vibrant farmers' markets selling fresh, local produce are just a few of the amenities available in these beautiful, low-density areas.
High-Quality, Affordable Healthcare
For North Americans, one of the major pain points is healthcare—either the cost or the lack of access. Costa Rica, by contrast, boasts affordable, high-quality medical and dental care. It's not uncommon for expats to share stories of receiving top-tier care at a fraction of the price they would pay back home. Even in places like Canada where healthcare is "free," there is a serious dearth in healthcare providers that make wait times unbearable in busy regions. This makes Costa Rica a particularly attractive option for retirees or families looking for a secure future without the looming stress of exorbitant healthcare costs.
Post-COVID Mindset and the Need for Change
The COVID-19 pandemic changed how people view life, work, and home. Many realized the need to slow down, focus on well-being, and prioritize experiences over possessions. Costa Rica offers the perfect environment for this shift. With its focus on wellness, sustainability, and community, the country has become a sanctuary for those seeking a healthier, more balanced lifestyle.
Additionally, the pandemic has accelerated many people’s timelines for making big decisions. Whether it’s driven by the fear of future uncertainty or the realization that life is short, people are acting quickly to secure their spot in paradise. "We’re seeing more agents doing showings now than earlier in the year," Brianne noted. "It’s as though people have reached a threshold—they just can’t wait any longer."
Safety and Low Crime Rates
Safety is a top concern for those looking to relocate, and while no place is immune to crime, Costa Rica remains a safe country. Petty crime exists, but it is not embedded in the culture. The most common issues tend to be opportunistic theft, which can largely be avoided with common-sense precautions. Violent crime rates are low, and the overall sense of safety in Costa Rica is something expats frequently highlight as one of the country's main attractions.
The Allure of Ojochal and the South Pacific
Finally, the South Pacific region of Costa Rica, particularly towns like Ojochal, has seen remarkable growth while maintaining its charm. Ojochal, in particular, offers the perfect mix of modernity and natural beauty. With a population of only a couple of thousand, it boasts high-end restaurants, well-stocked stores, and plenty of services, while maintaining the feel of a close-knit, welcoming community. Add to this the stunning beaches, the nearby jungles, and the fact that everything from yoga retreats to surf lessons is within easy reach, and it’s clear why this area is becoming so popular.
For those looking to make a change, Costa Rica offers an unbeatable combination of natural beauty, political stability, safety, and affordability. And with the current uptick in interest, now is the perfect time to explore the opportunities that await in this tropical paradise. Prices are guaranteed to increase while supply will increase alongside this increase in demand. Contact us today to begin your journey to Costa Rica sales@osatropicalproperties.com.
