For instance, ocean view land in Mencodino County, California–which is a location similar to Costa Ballena in that the mountains meet the coast (although ours are much more green)–is selling for $395,000 for 0.36 acres, whereas here in the most popular town in the region, Uvita, you can purchase land with one of the best ocean views that includes the iconic Whale’s Tail sandbar formation for $299,000 for 0.8 acres.

However, what’s particularly exciting now is the movement in the middle-range market. Homes priced between $500,000 and $800,000, which were stagnant earlier in the year, are now seeing renewed interest. As Brianne shared, "Some of our longest-term listings are finally getting deals done." This shift signals an excellent opportunity for buyers looking for high value at more accessible price points.
