Why due diligence matters

Due diligence is the period when buyers verify that a property is legally transferable, physically suitable, and aligned with their goals. It is where assumptions are tested before the closing becomes final.

Costa Rica real estate requires careful review because property information is not always standardized. Legal access, water availability, zoning, title history, boundaries, construction quality, and maintenance realities should be confirmed before moving forward.

Physical and infrastructure review

The physical review should look beyond the visible home or lot. Access roads, drainage, slopes, retaining walls, water source, electric service, internet options, septic systems, and nearby development can all affect long-term enjoyment and resale.

For raw land, buyers should confirm buildability, water availability, setbacks, zoning, soil or slope concerns, and practical construction logistics. For homes, inspections can uncover maintenance items that should be understood before closing.

The goal of due diligence is not to make every property perfect. The goal is to understand the facts clearly enough to decide whether to proceed, renegotiate, request repairs, extend review time, or walk away.
