Why Buyers Love a Property—and Still Don’t Make an Offer

The showing appears to go perfectly.

The buyers admire the view, compliment the home and begin imagining themselves living in the house, entertaining friends and family, having pool parties etc. They ask thoughtful questions, linger longer than expected and leave sounding genuinely enthusiastic.

Then nothing happens.

For sellers, this can be baffling. If the buyers loved the property, why did they not make an offer?

The answer is not always a hidden defect or an objection they were unwilling to express. In many cases, hesitation develops through an accumulation of smaller uncertainties. The buyers may love the property and still feel unable to choose it.

Understanding that distinction is increasingly important in a market where buyers have numerous options and little incentive to make a decision before they feel completely ready.

More choice does not always create more confidence

It seems logical that buyers would feel empowered by a large selection of properties. To a point, they do.

But once the number of possibilities becomes difficult to process, choice can become a burden.

Buyers may start wondering:

What if a better property is listed next week?
Have we seen enough to understand the market?
Is this really the best value available?
Could the seller reduce the price later?
Are we compromising too soon?
Should we revisit the other homes before deciding?

Each new listing creates another comparison. Instead of bringing buyers closer to a decision, continued searching can make the differences between properties harder to organize.

This is especially true in Costa Ballena, where homes are rarely standardized. Two properties at similar prices may offer entirely different combinations of access, views, acreage, construction, privacy, infrastructure and proximity to services.

There may be no obvious “best” property—only different sets of advantages and compromises.

Buyers are making more than one decision

A Costa Rica property purchase is often connected to a much larger life decision.

Buyers may simultaneously be deciding:

Whether to relocate full-time
Which community suits them
Whether to buy a home or land
How much maintenance they want
Whether they will rent the property
How frequently family will visit
Whether they are comfortable driving mountain roads
How much of their savings they are willing to commit
Whether the move fits their long-term relationship, work and retirement plans

The property may be appealing while some of these larger questions remain unsettled.

This can create hesitation that has very little to do with the home itself. The buyer may be ready to own the property but not yet emotionally ready for what purchasing it represents.

Loving a feature is not the same as trusting the complete property

A dramatic ocean view, waterfall or beautiful home can produce an immediate emotional response. An offer, however, requires confidence in the entire package.

Buyers may leave excited about the property while still wondering about the road, water, drainage, internet, maintenance, neighbouring land or future construction possibilities.

No individual concern may be serious enough to eliminate the property. Together, however, they create a feeling of uncertainty.

When buyers cannot determine the scale of that uncertainty, waiting feels safer than proceeding.

This is why clear information matters so much. Buyers do not necessarily need every detail to be perfect. They need to understand what they are accepting and which questions can be answered through due diligence.

Buyers mentally add costs while they tour

The asking price is rarely the only number buyers consider.

During a showing, they may begin estimating the cost of furniture, repairs, air conditioning, landscaping, pool work, road improvements, backup power or property management. They may also add a financial cushion for anything they do not yet understand.

A home listed at one price can begin to feel like a much larger commitment.

Some of those estimates may be inaccurate or exaggerated, particularly when buyers are unfamiliar with local costs. But uncertainty tends to make people assume the more expensive outcome.

Sellers can reduce this effect by maintaining the property well and providing realistic information about recent work, recurring expenses and the condition of major systems.

Couples may love the same property for different reasons

One partner may be captivated by the view and privacy. The other may be quietly calculating the drive to town, the maintenance workload or how comfortable visiting parents will be.

Both may truthfully say they love the property while carrying very different concerns away from the showing.

These differences often surface later, once buyers are alone. What seemed like shared enthusiasm can become a negotiation between two sets of priorities.

A good advisor should create space for both people to identify their concerns. Showing more properties before resolving those differences may only give the disagreement new forms.

A lack of urgency makes waiting feel free

When buyers believe inventory is plentiful, they may see little risk in postponing a decision.

If the property has been available for a long time, they may assume it will remain available. If competing listings continue appearing, they may believe another suitable option is inevitable. If price reductions are common, waiting may appear financially prudent.

The problem is that waiting is not always consequence-free.

The property may sell. Exchange rates, financing conditions or personal circumstances may change. The buyer may spend months comparing new listings to the one they were already reluctant to choose.

This does not mean buyers should be pressured into acting. Artificial urgency can undermine trust. But they should understand the genuine trade-offs involved in waiting, just as clearly as the risks involved in proceeding.

More showings do not always solve analysis paralysis

When buyers feel uncertain, the instinct may be to send them more listings.

Sometimes that is appropriate. They may not yet have seen a property that fits.

In other cases, more options intensify the problem. Every additional home introduces new features and compromises, making it harder to remember why the search began.

At that point, buyers need structure rather than volume.

A productive reset might include:

Returning to the original reasons for purchasing.
Identifying three true non-negotiables.
Separating solvable concerns from permanent property characteristics.
Reducing the shortlist to the strongest two or three options.
Comparing trade-offs rather than counting features.
Naming the specific uncertainty preventing action.
Deciding whether that uncertainty requires information—or courage.

The goal is not to convince buyers to purchase a particular property. It is to help them make a decision they can understand and defend.

What can sellers do?

Sellers cannot resolve a buyer’s uncertainty about moving countries, retiring or changing their lifestyle. They can avoid contributing unnecessary uncertainty to the property itself.

That means:

Pricing the property within a range buyers can support logically
Providing clear information about access, water and utilities
Addressing visible maintenance concerns
Documenting improvements and recurring ownership costs
Explaining what distinguishes the property from competing listings
Address potential due diligence obstacles upfront to resolve objections before they jeopardize a deal
Allowing buyers to investigate without becoming defensive
Avoiding exaggerated claims or manufactured urgency

The more transparent and understandable the property feels, the easier it becomes for buyers to separate practical concerns from the natural discomfort of making a major commitment.

The right decision rarely feels completely risk-free

Buyers often believe certainty will arrive after one more listing, another trip or a little more research.

Sometimes it does. But no property—and no major life decision—comes without compromise.

The goal is not to find a home with no disadvantages. It is to find the property whose compromises are acceptable, whose strengths support the life the buyer wants and whose unanswered questions can be resolved through proper investigation.

A buyer can love a property and still hesitate. That does not make the enthusiasm insincere or the property unsuitable.

It simply means the buyer has not yet crossed the distance between emotional attraction and informed commitment.

At Osa Tropical Properties, our role is not to push buyers across that distance. It is to help them understand what is holding them back, find the information they need and recognize when they have found a property worth choosing.
