A Buyer’s Market Does Not Mean Every Property Is a Steal
Spend enough time reading social media comments about Costa Rica real estate and you may come away with the impression that every asking price is wildly inflated—and that buyers should simply offer 20%, 30% or even 40% less.
The actual sales data tells a different story.
Across Costa Ballena, properties sold during the first half of 2026 achieved an average of approximately 91.1% of their reported list price. That aligns closely with 2025, when the average list-to-sold ratio was approximately 91%.
This does not mean every property sells for exactly 9% below asking. Some well-priced properties sell very close to list price, while others require substantial reductions before attracting a buyer. Occasionally, a seller accepts a deeply discounted offer—but those transactions are exceptions, not a reliable buying strategy.
What a Buyer’s Market Really Means
A buyer’s market generally gives purchasers more choice, more time to evaluate properties and greater negotiating power. It does not automatically mean that sellers are willing to accept offers 30% below a defensible asking price.
Extremely low offers can create consequences that buyers do not always anticipate. A seller may become offended, refuse to respond or become less willing to negotiate with that buyer altogether. Presenting an unsupported offer can also make it difficult for the buyer’s agent to establish a productive conversation with the listing side.
A strong offer does not need to be generous—but it should be credible.
Why Costa Rica Comparables Require Local Knowledge
Pricing property in Costa Ballena is especially complex. Two homes of a similar size may have very different values because of their ocean view, road access, elevation, water source, construction quality, usable land, privacy, proximity to services or even the condition of the surrounding neighborhood.
There is also no single public system here that provides the same depth of reliable sold-property data buyers may expect in North America. Online asking prices and social media opinions rarely tell the entire story.
That is why we research comparable properties before advising a buyer on an offer. We examine reported sales, current competition, time on the market, previous price reductions, property condition and the characteristics that materially affect value.
Sometimes that research supports a substantial discount. Sometimes it shows that the asking price is already competitive—particularly if the property has previously been reduced.
Negotiate With Evidence, Not Assumptions
The goal is not simply to submit the lowest possible number. It is to determine the strongest price and terms a buyer can reasonably pursue without losing a property that suits their needs.
In a buyer’s market, informed negotiation can create excellent opportunities. The best results, however, usually come from understanding what comparable properties have actually sold for—not from assuming every seller is waiting to be “lowballed.”
The Best Deal Is the Right Property at the Right Price
A successful purchase is not measured by how far below the asking price you managed to negotiate. It is measured by whether you acquired the right property, at a price supported by the market, with the knowledge needed to move forward confidently.
The greatest risk is not always paying too much. It can also be losing a property that truly fits your life because an unrealistic offer brought the conversation to an end. Effective negotiation requires more than boldness—it requires reliable information, local perspective and an understanding of what both sides are likely to accept.
